How do I buy REITs?
You can invest in a publicly traded REIT, which is listed on a major stock exchange, by purchasing shares through a broker. You can purchase shares of a non-traded REIT through a broker that participates in the non-traded REIT's offering. You can also purchase shares in a REIT mutual fund or REIT exchange-traded fund.
Investors can choose publicly traded REITs, REIT mutual funds, and REIT exchange-traded funds (ETFs). Shares of a non-traded REIT can be purchased through a broker or financial advisor who participates in the non-traded REIT's offering. REITs may be included in defined-benefit and defined-contribution investment plans.
While they aren't listed on stock exchanges, non-traded REITs are required to register with the SEC and are subject to more oversight than private REITs. According to the National Association of Real Estate Investment Trusts (Nareit), non-traded REITs typically require a minimum investment of $1,000 to $2,500.
How do I Invest in a REIT? An individual may buy shares in a REIT, which is listed on major stock exchanges, just like any other public stock. Investors may also purchase shares in a REIT mutual fund or exchange-traded fund (ETF).

Is REIT worth buying?

REITs make their money through the mortgages underlying real estate development or on rental incomes once the property is developed. REITs provide shareholders with a steady income and, if held long-term, growth that reflects the appreciation of the property it owns.
REITs have a low correlation with other assets, which makes them an excellent choice for portfolio diversification. REITs are highly liquid; if you need to pull your money out, you simply sell your shares on a stock exchange.
Whereas publicly traded REITs allow you to sell shares instantly whenever the market is open, the same isn't true for private REITs. Each company has its own rules when it comes to redemption of shares, and these can be very restrictive.
To qualify as a REIT, a company must have the bulk of its assets and income connected to real estate investment and must distribute at least 90 percent of its taxable income to shareholders annually in the form of dividends.
Risks of investing in REITs include higher dividend taxes, sensitivity to interest rates, and exposure to specific property trends.
REITs typically generate income in two ways: through rental income from the properties they own and through capital appreciation of those properties. The income generated by a REIT is distributed to its shareholders in the form of dividends.
Most charge an upfront fee between 9% and 10%—and sometimes as high as 15%. 13 There are cases where non-traded REITs have good management and excellent properties, leading to stellar returns, but this is also the case with publicly traded REITs. Non-traded REITs can also have external manager fees.
A lot of REIT investors focus too way much on the dividend yield. They think that a high dividend yield implies that a REIT is cheap and a good investment opportunity. In reality, it is often the opposite, and the dividend does not say much, if anything, about the valuation of a REIT.
Why are REITs failing?

It is generally accurate to say that individual Real Estate Investment Trusts (REITs) are less likely to go to zero compared to individual stocks, primarily because REITs are invested in real estate properties and real estate typically retains some non-zero value.
And if you've got a large portfolio totaling more than $1.1 million, your dividend income could come in around $50,000 per year. By then, there could be other dividend-focused ETFs to choose from.
